1. First sign is usually  a small piece of mortar on the sidewalk or roof

2. A water leak/drafts

Tuckpointing of your brick will save you money. If tuckpointing is not completed bricks will become loose and the wall itself will need to be disassembled and rebuilt. The value of your building is greatly improved when bricks are in top condition.
