Oswego Considers Sale Of Former Police Station For $800,000

Village leaders say they will consider an agreement to sell the former police station to a local developer at their Nov. 19 meeting.

OSWEGO, IL - The Village of Oswego announced Thursday that it has a buyer for the former police station located at 3525 Route 34. Village leaders say they will consider an agreement to sell the former police station to local developer Property Concepts Inc., owned by Angelo Kleronomos, for $800,000 at their Tuesday, Nov. 19, meeting.

“This sale is going to put the property onto the tax rolls for the first time and will be an excellent
opportunity for someone who is invested in Oswego,” Village President Troy Parlier said. “Angelo and his partners have been critical to the development and growth of the Oswego community, and this is a win for both our residents and for the developer.”

Originally the site of a scenic highway rest stop, the property includes 3.5 acres of native marsh and oak stand. In 1991, the village built a 23,000-square-foot, two-story building that served as the Oswego Police Department headquarters until October 2018, when the department moved to its new location on Woolley Road.

The property, which fronts Route 34, also includes what is believed to be the oldest oak tree in Kendall County, near the front of the building, which the developer intends to keep.

“We felt the station was located ideally along the Route 34 commercial corridor and was in excellent physical condition,” Kleronomos said. “It seems to be ideally suited for redevelopment as an office or commercial property.”

In February 2018, ahead of the police department’s move, village leaders say they contracted with brokerage firm CBRE to assess the highest and best use of the property and to aggressively market it.

“Because of their peculiarities, for example, how to repurpose a jail cell, buildings that are purpose-built for institutions can be a challenge to market to new users, so we’re very pleased to have found a buyer and think Mr. Kleronomos will be able to make the best use out of the property,” Economic Development Director Corinna Cole said. “We are glad to be able to both benefit from the sale of the building and to put the property onto the tax rolls to benefit our residents.”

Though the final use is still being determined, the sale agreement would be contingent upon changing the zoning to B2 Community Shopping District and approving parking variances that would allow the building to be used for medical or professional offices, or other uses that require less intensive parking.

Upon approval of the agreement by the village board on Tuesday evening, Property Concepts would begin a due diligence period to conduct any last inspections and apply for the rezoning and variance requests, which would be considered by the planning and zoning commission prior to Property Concepts closing on the property.
