FEMA Revises Floodplain Boundaries in Palatine
Most of the Capri Gardens and Pinehurst neighborhoods are no longer designated as being in a flood hazard area.

Due to a major creek channel improvement project the village completed in 2010, the Federal Emergency Management Agency has revised the floodplain boundaries for the area along Buffalo Creek north of Dundee Road and between Rand Road and Baldwin Road.
As a result, most of the Capri Gardens and Pinehurst neighborhoods are no longer designated as being in a flood hazard area.

Homes that were previously located in the above mentioned floodplain no longer need to carry flood insurance, though they can continue to do so at a lower premium.
Additionally, building restrictions in that area pertaining to things such as new construction and adding additions onto homes have been lifted. To view the new floodplain boundary for this area, please click here.
