Proposed Housing Development Could Impact District 202
A large development is proposed for the northwest corner of Book Road and 119th St.

NAPERVILLE, IL — The Wheatland Township Road District gave residents a heads up about a public hearing set for 7 p.m. Wednesday at the Naperville Planning and Zoning Commission Meeting, held at 400 S. Eagle St. The hearing will address an annexation request from developer DR Horton, which is looking to build a large housing development — including single-family attached and detached homes, plus apartments — on a 110-acre parcel near 119th Street and Book Road.
Naperville Polo Club would be a mix of 95 single-family detached homes, 315 single-family attached homes and 309 apartments on the 110-acre property in unincorporated Naperville, according to the proposal. According to the road district, the proposed subdivision would fall within the Plainfield school district.
"This is being proposed at the Polo Fields on 119th Street, west of Book Road," the road district said in a Facebook post, also noting that the existing horse stables would be gone if the project becomes a reality.

First, the annexation request would have to be approved by the planning and zoning commission as well as the village board, which would then have to approve the planned unit development.
Public comment on the project will be accepted at the June 20 public hearing. Feedback can also be sent to the planning and zoning commission at planning@naperville.il.us.

More than 100 comments on the proposal were mostly critical of the plan.
"Just what we DON'T need is hundreds of more homes in an already congested traffic area (119th street)!" one resident wrote. Another said, "Can't Plainfield just say "no" to allowing them to use our schools? Our district is already too big.....make Naperville build more schools."
The road district also expressed concerns posting, "One of our main concerns is the traffic at Wolf and 119th Street. Horton's traffic study shows an additional 5000+ vehicle trips per day on 119th after build out. A signal at Wolf Drive is essential with this escalation in use."
