M/I Homes Unveils New Decorated Model at Kipling Estates in Shorewood, Ill.
Homebuyers invited to tour new Hudson model at Aug. 3 event

M/I Homes, one of the most active homebuilders in the Chicago area, is unveiling a new decorated model home at Kipling Estates, an award-winning country club community in Shorewood, Ill., a southwest suburb of Chicago. Sales are currently underway in the single-family home development located at Wynstone Drive and West Mound Road/215th Street, just west of Interstate 55.
Prospective buyers are invited to tour the new model home for the first time and learn more about the community during a model grand opening celebration on Thursday, August 3, from 4:30 to 8 p.m. The event, which is open to the public, will also include complimentary hors d'oeuvres, family-friendly activities, and the opportunity to win a free raffle prize. Festivities will take place at the new model home and sales center at 21405 S. Prairie Landing Lane.
“Kipling Estates not only gives buyers a great lifestyle, thanks to the community’s clubhouse, swimming pool, fitness center and playground, but also a terrific location in Shorewood, which is known for its beautiful rural setting paired with convenient proximity to major transportation arteries,” said Curt VanHyfte, area president of M/I Homes. “The grand opening event for our new model home will be a fun opportunity for prospective buyers to check out what Kipling Estates is all about, and experience firsthand one of our best-selling floor plans, the Hudson, which will be featured in the new model home.”

Buyers at Kipling Estates can select from eight two-story single-family floor plans, which feature three to five bedrooms, 2½ to 5½ baths, a partial basement and an attached two- or three-car garage. Homes measure from 2,230 to 3,865 square feet and are base-priced from $269,990 to $339,990.
“The wide variety of floor plans at Kipling Estates offers all the must-haves today’s buyers want,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes. “Large breakfast areas are comfortable spots for conversation and family meals, while formal dining rooms and large family rooms are inviting spaces for holiday gatherings and entertaining. At the same time, features such as first-floor mudrooms, spacious walk-in pantries and second-floor laundry areas add the conveniences today’s busy families want and need.”

Bonk noted many of these sought-after features are highlighted in the new Hudson model, which is staged by award-winning firm Mary Cook Associates. Base-priced from $324,990, the Hudson floor plan measures 3,097 square feet and has four bedrooms and 2½ baths. The new model opens into a two-story foyer that flows into a spacious dining room with a tray ceiling. A butler’s pantry connects the dining room to an open kitchen that includes a walk-in pantry, a large island with extra seating, and a bay window that opens to the back yard. A mudroom also provides direct access to a three-car garage, and a den in the rear of the home provides a private area for working from home.
“The gourmet kitchen is adjacent to a dramatic two-story family room, which is flooded with natural sunlight from windows flanking a tiled fireplace and custom millwork,” said Bonk.
Bonk added that the Hudson’s main level includes a number of features to make entertaining easy, such as the butler’s pantry. “The upper cabinets in this space include a wall lattice for wine storage and glass-doored cabinets for displaying glassware, while a beverage cooler and drawers below offer plenty of space for table linens and serving utensils,” Bonk said.
Other optional features and customizations on the Hudson’s first floor include hardwood flooring throughout and upgraded kitchen finishes such as a tile backsplash, quartz countertops, 42-inch cabinetry and stainless steel appliances. The model home also has custom built-in cabinetry in the family room, den, laundry room and mudroom, with finishes in shades varying from gray to alpine white.
Upstairs, the Hudson features a master suite with a luxury bath, including a separate shower and soaking tub. The second floor also includes three secondary bedrooms that share a hall bath, and a laundry room. Spacious walk-in closets are included in three of the four bedrooms.
“Clean, crisp shades of gray and white give this model home a modern feel, while the occasional use of latte finishes ground it in warmth,” Bonk said. “We love helping homebuyers select from all the latest finishes and features to truly customize their home, and the Hudson model reflects some of those design possibilities.”
Kipling Estates is within the Minooka School District and is served by Walnut Trails Elementary School, Minooka Junior High School and Minooka Community High School. Homes at all M/I Homes communities come standard with the builder’s industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder’s superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 57, considerably lower than other resale homes and other builders in the market.
