Apartment, Hotel Development Proposed For Former Police Station

The St. Charles City Council discussed developers proposals for the site during a special workshop meeting Monday.

ST. CHARLES, IL — The St. Charles City Council on Monday discussed proposals submitted by developers for the former St. Charles police station site along the Fox River. Two of the four proposals, both from developers looking to bring a mixed-use development to the property, caught their attention, the Kane County Chronicle is reporting.

Those proposals include:

  • A Frontier Development proposal for a six-story building with 107 residential units, four restaurants, 164 hotel rooms, a conference space, spa-fitness center, two rooftop pools and an 85,000-square-foot outdoor plaza, according to the newspaper. The development would cost $150 million to build and the developer is asking for $20 million in incentives.
  • A Murphy Development Group proposal for a five- to seven-story building with 138 apartments, one restaurant, and 3,000-square-feet of commercial space, the Kane County Chronicle is reporting. The project would cost $60.5 million and the developer is not requesting any incentives from the city.

The new 56,000-square-foot facility sits on 6.5 acres and replaced the former police station, a building that had areas dating back nearly 100 years and had "reached the end of its useful life" as a police station, city officials said.
