Wilmette Condo Sales Begin For 133-Unit Optima Lumina Downtown Development

WILMETTE, IL — Condominium sales have started for Optima Lumina, a planned 133-residence development in downtown Wilmette at Green Bay Road and Washington Avenue, directly across from the village’s Metra commuter rail station.

Optima, Inc. announced the launch and said the project will include about 5,900 square feet of retail space, a publicly accessible plaza and a range of resident amenities.

The project is planned for the former Imperial Motors dealership site, which Optima said is largely vacant. The company said Optima Lumina is expected to add for-sale housing to the same mixed-use district as neighboring Optima Verdana, its rental community that welcomed residents in 2023 and is now fully leased with a waitlist.

Pricing is anticipated to start in the $595,000s for one-bedroom residences, the $895,000s for two-bedroom homes, the $1.99 million range for three-bedroom residences and from $4.59 million for four-bedroom homes.

Among the housing types planned are five duplex-down residences with at-grade and below-grade living spaces connected by interior staircases and lit by lower-level light wells. Optima said some ground-floor residences will include private courtyards, and owners may combine duplex units with neighboring or upper-level homes to create larger multi-level layouts.

Optima said the building will be its first to use architectural terracotta on the exterior and will also include its Vertical Landscaping System. The company said the project is targeting Two Green Globes certification and will include sustainability features such as VRF heating and cooling systems, induction cooktops and EV charging capacity throughout the below-grade parking garage.

According to officials, the existing Starbucks at 739 Green Bay Road plans to move into a new retail space at Optima Lumina when the community opens in 2028.

There will be a sales gallery and design center at 711 Green Bay Road on the ground floor of Optima Verdana, where prospective buyers can review floor plans and finishes with Optima’s in-house architects and design professionals.
