By close of October 2013, sales of detached single-family homes in Wilmette were up by 4.9 percent compared to the same period last year. Year-to-date, 320 detached single-family homes have been sold compared to 305 detached single-family homes sold YTD in October 2012. The median 2013 YTD sale price in October was $637,000, up 6.2 percent compared to $600,000 in October 2012.
In Kenilworth, sales of detached single-family homes in Wilmette were up by 64.3 percent as of Oct. 31, compared to the same period last year. Year-to-date, 46 detached single-family homes have been sold compared to 28 detached single-family homes sold YTD in October 2012. The median 2013 YTD sale price in October was $914,000, down 9.3 percent compared to $1,008,000 in October 2012.

Job creation, consumer confidence, and lower interest rates continue to be attractive to first-time and move-up buyers on the fence. Buyers are savvy about making decisions regarding a short list of needs, and limiting their search to specific must-have qualities. A buyer’s first showing is initially done online. By the time they commit to visiting a property, they have already considered what they can afford, and are ultimately looking to determine if they can visualize their life in the space they’re walking through.
Votanek also said that with a lower supply of homes available, sellers who price their home compellingly can sell in record time, and even find themselves with multiple offers, if their home is show-ready and they are committed to a move.
