PICTURES!!! and Yes, I am YELLING! (Blog)
Is your agent cheating you by taking your listing photos themselves?
There are a lot of things you cannot control when you hire an agent. You cannot control their effort or passion. You cannot control the results they produce, but one thing you can control is how your home looks to others. By this, I mean pictures.
Photos are hands down, the number one, most important piece of marketing. Great photos will get people interested enough to come see your home. Somebody will not buy your home until they see it, right?
Of course not, so luring them in is objective number one. Lousy photos taken by agents do you a giant disservice, and too many people just put up with it. By doing this, you are hurting yourself.

Please take my advice, DEMAND that your agents gets professional photos taken or you will not list with them. Period.
Nothing bothers me more than seeing agents do this to their clients. We are agents, we are not photographers. People that take photos for a living are better at editing, color correction, have the right equipment and are generally helpful in which shots to take.

Do not let your agent convince you that this is not important. I have been told a bunch of times that my photos look great. I have had other agents call me and ask me how they look so good.
Need proof? Take a look at the photos attached.
Photo 1 is of a kitchen. Does this look inviting to you? The main problem with this photo is that it is dark. Simple color correction could have really brighten this room up.
Photo 2 is showing the outside. It probably would have made some sense to open up the door, so you aren't looking through wet glass as you look at the picture.
Photo 3 shows us the furnace. Really? I think most people are aware that a home comes with a furnace. Agents have a limited amount of pictures to work with, showing a photo like this is a waste.
Now here, are three photos taken by my guy.
Photo 1 is of a kitchen that is actually kind of dark. An amateur would only capture that dark nature with their pictures. Through great photo correction, the picture looks like it should.
Photo 2 is an outdoor picture that advances the narrative of the story you want to tell. True, it was not raining on this day, but indoors is just as an important as out and this picture makes you want to grill out.
Photo 3 is another kitchen shot. My photographer really made this kitchen pop and the property sold quickly.
Bottom line. If you do not take my advice and hire an agent who does photos the right way, or at least demand it of your agent, you are making the selling of your home harder than it needs to be.
