It is that time of year when garages don’t always want to go down when you tell them to. Usually, this happens when you’re already in a rush.
Recently, I had my own garage looked at. Believe it or not the actual garage door opener electrical panel was fried. I was told that this rarely happens. Usually, it is something much simpler that is causing the headache - think spider webs. Yes, spider webs often interfere with the laser beam at the base of garage doors. If the garage door isn’t shutting properly and there seems to be nothing in the way, check and clean where the laser beams are. To keep spiders from making more webs in these areas clean with rubbing alcohol. It has been known to keep them away.
Also, before it gets too cold consider putting Vaseline all along the bottom of the garage door. This can keep the door from freezing in frigid temperatures as well as keep it from cracking. Clean and lubricate the metal rollers, hinges, etc. at least twice a year.

It should go without saying, but if you are looking to sell your home, make sure the garage door is working properly. If it isn’t, call a professional before listing. Why turn buyers away with what is probably more than likely an easy fix.
