9 Do's and Dont's of Kitchen Remodeling
Tips on what you should do and where to start when thinking of remodeling your kitchen. Some key tips on what to do and what not to do.

9 Do’s and Don’ts for Remodeling Your Kitchen
You may or may not be aware of this, but the kitchen is the one spot your family and friends congregate the majority of the time. When buyers are searching for homes, the kitchen is typically the primary focal point. You could have it all: the location, the square footage, and the nicest yard on the block, but if the kitchen is not functional for a family’s needs, it could be the reason they choose the house down the street instead.
Here are a few Do’s and Don’ts when it comes to remodeling your kitchen:

DO’s
-Make sure you utilize the space well, with as much cupboard space as possible. Be up to date: kitchen cabinets in new construction will have a staggered look with crown molding but don’t spend more on cabinets than you will get back. Painting older cabinets is worth the time in lower priced homes, but only if done well.

-As for the countertops, think about granite if your budget allows. If granite is not in your budget there are several other options that maintain good quality and still make the kitchen pop.
-Think of functionality. If there is dead space, think about adding an island: it creates a great gathering place as well as extra storage and countertop space. Islands are great at creating a good flow around the kitchen.
-Replace appliances if yours are originals and/or outdated. Older appliances cause higher energy bills compared to newer models. If your budget has room, go for stainless steel appliances. Buyers are naturally drawn to stainless steel more than any other because it typically goes with any countertop/cabinet color. It gives the space a classy, modern feel that buyers love.
-Set a budget and stay within the budget. Make your project reasonable so you are not a few weeks into the project and realize that you overspent and have to put the project on hold.
-Make a timeline on when you want certain projects done.
DON’T’s
- Avoid overspending and over improving. Keep in mind what your future plans are. If you are remodeling to improve your family’s enjoyment, spend a little more than if you are an investor or looking to sell soon.
-Don't go too unique. Remember if you are thinking about resale, your taste may not be the same as potential buyers.
-Don't be too much of a DIY-er (Do-It Yourselfer). Potential buyers will
bring in their own inspectors and they will find issues that may have arose
from your amateur electrical or plumbing work. This could be a deal breaker and end up costing you more money than if you had hired a professional to begin with. Also, if you are weary on whether you can complete other aspects of the project yourself consult a professional.
Ultimately, the choices are all yours in the end. The main points to take away are: set a budget, make it functional and not obsolete, stay within your budget, consult a professional if needed and have fun with it.
