Luke and Lauren's offer for the house in Annapolis has been accepted. The next phase is the Inspection phase, if indeed your offer had the right to conduct an inspection included within the offer.
Why do we get inspections? What does that mean for the home buyer and seller?
Lets stick with what it means for the buyer, as we are following my first time home buyers, Luke and Lauren.
Inspections give the home buyer a more detailed overview of the home prior to purchase.
A qualified home inspector will take an in-depth look at the home.
They will evaluate the construction, structure and mechanical systems.
Identify items that need repair and estimate the remaining life of major systems, and structures.
You as a buyer should accompany the inspector to ask questions and to visibly see the things he is seeing. Your agent should be there as well.
The inspector will write up a detailed report for you to review.
With that information you, as the buyer, will discern what you would like the seller to fix. In some cases, you may have put in the offer that you can just walk away, not giving the seller the opportunity to fix anything. In most cases the seller has the opportunity to fix the things you requested or not to.
This is another negotiating phase that is very important and you need a strong agent to ensure your needs are being met!
The inspection period usually happens within the first 10 to 15 days, but again that is all negotiable when writing your offer.
The inspection phase can be a stressful one. It is one of the most important stages in the transaction. Inspections are there to protect you the buyer and to inform them of things that are not seen.
Be an informed buyer and make sure you get a home inspection!
