In the previous post we talked about how important inspections were and that it is also another part of the negotiation stage.
Lets look at what happened to Luke and Laurens inspection phase through their eyes.
"Luke and I were nervous about the inspection of the house. We assumed the house had an inspection 2 years ago when the current home owners bought the house and we hoped not much has gone wrong in those two years. It was a little crazy with the structural and chimney inspectors there at the same time. Luke and I stayed with the chimney inspectors because we are interested in putting a wood burning stove back into the house. The chimney inspection was the scariest. They put a camera into the chimney and found there was a huge chimney fire years ago. There were cracks in the liners that I could almost stick my hand through and you could see all the dark markings from the fire. They assured Luke and I that the chimney is safe and when we buy a new wood burning stove we need to a liner with it. A new liner will be installed and then we will not have to worry about the chimney catching fire again. Seeing those cracks really made me nervous but I was able to calm down after talking it through with the chimney inspectors.
As the structural inspectors were going through the house, my uncle and grandfather came to the house to inspect it as well. I had asked them to come because they have built houses before and they know a lot about electrical, structural, and any other facet of a house. I trust their opinion and wanted them to tell me what they saw. The inspector and my family saw all the same issues. There was a laundry list of issues but most of them were very small and cosmetic, which made me feel better. There were only a few issues that had me concerned. We were concerned about the roof, as we knew it was older. However, after the inspection there shouldn't be anything to worry about with the roof. We were assured that the roof has about 10 or so years left on the house, which made Luke and I happy. However, there are two layers of shingles so that will be an added cost down the road.
Luke and I got the inspector's report a few days later. We talked with Sarah about what we should ask the home owners to take care of before we move in. We all decided to ask the home owners to take care of all the electrical safety issues, since there were a number of them that needed to be dealt with in the near future. Waiting for their response was stressful but thankfully the home owners agreed to all the items that needed to be fixed." Luke and Lauren
Are we out of the woods yet? Can Luke and Lauren call this house theirs? Not yet...we still have the appraisal and loan commitment to get through.
