CAPITOL HEIGHTS, MD — A proposed development that would bring 172 apartments and townhomes, along with retail space, to Capitol Heights has cleared another hurdle after the Prince George's County Council unanimously approved a resolution supporting financing for the project.
Described as a transformation development, the County Council voted 8-0 on Oct. 13 to adopt CR-089-2026, which authorizes the issuance of revenue bonds through the Housing Authority of Prince George's County and supports the awarding of federal low-income housing tax credits for the 210 on the Park development.
The project, planned for 210 Maryland Park Drive, would include 158 rental apartments, 14 townhomes and approximately 9,200 square feet of retail and community space on a 3.78-acre property.
Approximately 75% of the apartments would be designated as affordable housing, according to county development documents.
Located one block from the Capitol Heights Metro station along the Blue Line Corridor, the development would transform a vacant, underused county-owned property into a residential and commercial destination.
"This transit-oriented development project by the Capitol Heights Metro is a key investment in revitalizing the area and expanding high-quality, transit-accessible housing opportunities near the Blue Line," noted Maryland Congressman Glenn Ivey who represents Maryland's Fourth District. "The retail space in 210 on the Park will be used for needed neighborhood services, including small business incubation, food establishments and convenience retailers. The development will include a community pavilion and serve as a development catalyst for the local area. This project will have an estimated $2 million economic impact for Prince George's county each year."
The project is being led by Community First Development Corporation. County officials estimate it could generate approximately $2 million in annual economic activity.
During the Oct. 13 meeting, Rana Hightower, director of the council's Planning, Housing and Economic Development Committee, presented the committee's recommendations about the resolution.
Council Member Edward Burroughs III then moved to approve the measure, with Vice Chair Eric Olson seconding the motion, according to the council's meeting minutes.
Eight council members voted in favor for a majority approval. Council members Shayla Adams-Stafford, Wala Blegay and Wanika Fisher were absent. The resolution was sponsored by Burroughs, Timothy Adams and Jolene Ivey.
According to the Prince George's County Redevelopment Authority, the project has completed major planning and design milestones and is nearing construction readiness.
A construction start date has not been announced.
