Curb Appeal- Is a must,
You don't want your home to be a drive by. The goal is to get them in side the property. Keep the yard cut, trim and green. Green brings Green. Add some bright color flowers, even if it is in pots you can take with you. Paint the front door and or replace worn hard ware. Fresh mulch and so on. Remember the buyer will be standing there while I am getting entry into the property. What are they doing. Looking around.

Clutter Free- Keep it Neat,
Put away the knick knacks and dust. Its OK to have a couple photo's, but take down the hall of fame. I have to emit, I have one. Have baskets that you can use to put items in for a fast clean up. Keep floors sweep and vacuum. Pack up last seasons clothes and put them away out of sight.

Staging- Move around
A stage home will sell a lot faster then an empty home. Also moving furniture or removing some to make the rooms look larger or better flow. Fresh Paint neutral colors. New pillows. I help my client stage all there homes or you can hire staging companies to come in and help.
Kitchens and Baths- Sell
What can make or break your property the Kitchen and or Bath. You don't always have to do a complete demo. Sometimes all you need is a freshening up.
Kitchen-Remove items from the counter. Replace out dated hardware. Clean, wax or fresh paint on the cabinets. Put dishes away. Replace the worn counter top. Clean, Clean, Clean.
Bath- Remove clutter. Have fresh towels out and up date your shower curtain. Replace the blue toilet for a new one. Update the hardware and faucets. I have found that gold is out. Buyers want sliver or black hardware. Clean, Clean, Clean.
