Topgolf Plans to Open First Maryland Site on I-270 in Germantown
Sports entertainment company Topgolf plans to build a three-level, 65,000-square-foot venue in Germantown, its first Maryland location.

GERMANTOWN, MD – Nov. 10, 2016 – Global sports entertainment leader Topgolf said Wednesday it plans to build a venue in Germantown, which will be its third location planned in the Washington, D.C. region and its first site in Maryland.
Pending Montgomery County approval, Topgolf would begin construction on the 65,000-square-foot venue next fall with an expected opening in fall 2018.
“Building in Germantown presents an exciting opportunity for Topgolf to establish the first entertainment destination in upper Montgomery County,” said Topgolf Director of Real Estate Development Devin Charhon in a news release. “For 11 years, D.C. has been a top market for Topgolf, and as we look to expand in the area, Germantown is a natural fit. It’s a fast-growing community that offers easy access to D.C. and is frequently recognized as one of the best places to live and work.”

Topgolf is the only entertainment experience of its kind, offering fun golfing games for all ages and skill levels, paired with an outstanding chef-driven menu, top-shelf drinks, big screen TVs and music in climate-controlled suites for year-round comfort. Topgolf’s first U.S. location opened in Alexandria, Virginia, in 2005. The company opened an additional venue in Loudoun County, Virginia, last summer.
The proposed Germantown site, owned by the Matan Companies, is located on Century Boulevard at the intersection of I-270 and Germantown Road.

“The recent opening of the (Clarksburg) Premium Outlets and now the Topgolf announcement represent a major shift in providing the residents and employees of northern Montgomery County a true live, work, play environment,” said Mark Matan of the Matan Companies in the release. “This will ultimately translate into a better quality of life, more jobs and a reduction in the traffic load on I-270 headed toward the Beltway.”
The three-level venue – which would be open year-round – includes up to 3,000 square feet of private event space and 102 climate-controlled hitting bays that can host up to six players at one time. Nearly half of all Topgolf guests describe themselves as “non-golfers.”
“Topgolf’s first Maryland location will help us attract approximately 500,000 visitors each year and will be a welcome addition to the many recreational activities available throughout our state,” said Secretary of the Maryland Department of Commerce Mike Gill. “Golfers and non-golfers alike will be able to take advantage of this family friendly and climate-controlled venue, regardless of weather. Even more importantly, the operation will create jobs in our state and have a significant impact on Maryland’s economy, particularly as a new tourist attraction."
In terms of economic impact, Topgolf Germantown would create about 300 temporary construction jobs and more than 500 full- and part-time jobs. Its economic output in Germantown alone is expected to be nearly $300 million over a 10-year-period, according to a third-party audit.
