Five Ways to Sell Your Home Quickly

It is a misconception that it takes months on end for every home to sell in this market. It took 115 days, on average, for , but nine homes sold in 30 days or less. See, there is hope!
With more than 200 homes on the market in Havre de Grace (39 with a water view and 45 in Bulle Rock alone) let’s leave luck behind and concentrate on what really works.

- Price it right (the first time). Pricing your home right is one of the most important things you can do to help your home sell quickly, and for top dollar. With the help of your agent, find a price that is slightly below market value to list your home at. Assuming your home is in the same condition as, or better than, the competition, buyers will flock to it and it will likely sell for more and faster than those who priced their home at or above market value to “feel out the market.”
- Make a great impression for cheap or free. Make the right first impression by having great curb appeal. Make sure the yard is freshly cut, bushes are trimmed and the outside looks inviting. That may call for breaking out the power washer or scrub brushes. Also, consider putting a fresh coat of paint on your front door as well. As for the inside, simply adding new towels and a shower curtain can make a bathroom feel updated and fresh. And, one of the easiest things for you to do is brighten up your home. Open the blinds or window treatments and let the sunlight fill your house. It will make the house bright, inviting, and perhaps make some spaces look bigger.
- Accentuate the positive. I can’t tell you how many times I’ve had to peek through blinds or pull back curtains to catch a glimpse of the water. Please, please, please, don’t hide your home’s assets. If your home has a view of the water (a fireplace, or anything buyers may find appealing) make it a focal point. Open the blinds or curtains, turn the furniture toward the window—do anything you can to call positive attention to the best parts of your home.
- HdG your home. You live in a very unique community. Use it to your advantage. For example, if you are selling a waterfront home or one close to the water, paint room colors that subtly evoke the feeling of waterfront living. If you have a difficult time picking colors, use a photo of the waterfront for reference or talk to a professional stager or your agent. Also, hang photos of things that are associated with the waterfront. The trick is to not go overboard. A handful of photos around the house would work. The same idea can be adapted for a historic home, farmhouse, or a villa at Bulle Rock by accentuating the uniqueness of each in subtle ways.
- Think like the buyer. Picture yourself as the buyer and ask yourself if you would buy your house over all the others it’s competing with. If you answer “no,” ask yourself, “why?” Be realistic with yourself and really compare your house to the competition and discuss with your agent what it will take to make your house the one buyers will choose over all the rest.
