Developer to Meet With Heritage Society Over N. Patuxent Project

The Hogan Companies wants to hear more about concerns from the Odenton Heritage Society, which objected to plans for a mixed-use development near Odenton Road and North Patuxent Road.

An Annapolis-based developer said it will meet with members of the Odenton Heritage Society, after the group to its efforts to build a mixed-use project near North Patuxent and Odenton Roads.

Tim Hogan of The Hogan Companies said he would like to talk with the society, whose members recently told a local planning board that it did not believe plans for the site were keeping with the area’s status as a historic district.

“We want to hear what their concerns are,” Hogan said.

He said he hoped the meeting would take place in the next couple of weeks.

The Odenton Town Center Plan Oversight Committee, which reviews projects in Odenton before they go on to the county zoning office, from the Hogan Cos. for the site Hogan presented plans for condominiums or townhomes with live-work units, but the committee did not issue a formal recommendation for a specific plan.

On Oct. 25, members of the Odenton Heritage Society appeared at the committee’s monthly meeting to object to Hogan’s proposals.

The committee declined to hear the heritage society’s full slate of concerns, because they were a late addition to the agenda and because Hogan’s representatives were not there.

Hogan said he was not contacted by the heritage society before they presented to the committee last month.

Both parties have been invited to speak at the committee’s next meeting on Nov. 29.

Hogan stressed that any proposals so far have been in the concept phase, and that the company is a long way from breaking ground on anything. He said the company is looking at a number of different ideas for the site.

One concept presented to the oversight committee earlier this year called for townhomes stacked in a “two-over-two” style with live-work units at the street level, and Hogan said that idea remains an option. But he said the company could pursue other plans, including for-sale condominiums and rental apartments. Any project would also include some commercial space in order to comply with the Odenton Town Center Master plan.

Hogan said the company is no longer working with Koch Homes, which had originally presented plans for 88 condominiums on the site.

The Hogan Cos. is also building a new apartment complex on Annapolis Road, across from the Odenton Volunteer Fire Company. Hogan said he will update the committee on that project, now called Aura at the Town Center, at the Nov. 29 meeting.
