Odenton Highlighted in Development Tour
More than a dozen projects in Odenton got top-billing during a tour of development in West Anne Arundel County.
on Wednesday hosted its "Tour West County” Expo and Developer Showcase.
The event began at the new Seven Oaks Office Building in Odenton, and then featured a 90-minute bus tour of ongoing development projects on West Anne Arundel County.
It was an opportunity for developers, brokers and other interested parties to see projects that having been coming out of the ground in the last year, and to see the sites of planned development.

The tour highlighted several projects included in the broad plans for the Odenton Town Center.

Village at Odenton Station – It’s hard to miss this project underway near the MARC station in Odenton. Dolben Companies is building 57,000 square feet of retail underneath 235 apartments. The entire project is on schedule to be completed next year.
Patricia Palumbo, a broker with Metropolitan Management Company working to lease the retail, said she has gotten strong interest from several retailers, including a 5,000-6,000 square foot organic market, and a new restaurant concept.
“If that goes forward, it will be a game changer for the Odenton Town Center,” she said.
Palumbo said she gives frequent tours of the site to business owners interested in moving there, and hopes to complete deals with an independent pharmacy and dry cleaner, among others.
Odenton Gateway – The large space just west of Sappington Station Road in Odenton will feature a , as well as an urgent care facility and pharmacy. In addition, the site features “The Haven at Odenton Gateway” apartments, which will begin pre-leasing later this year, with completion by the spring.
Flats 170 At Academy Yard (Former Nevamar site) – Residents frequently ask, “what’s going to happen to those old buildings on Route 170?” Well, StonebridgeCarras and Bozzuto have plans for a large mixed-use development on the 55-acre site. The first phase will feature 369 upscale apartments at the north end. The developer revealed Wednesday that it has started demolition of the old formica manufacturing building to make way for the apartments. Delivery could come next year.
“To me, this is one of the most exciting things happening in Odenton,” West County Chamber President Claire Louder said.
Town Center Commons – The townhome portion of this project by Ryan Homes on the north side of Route 175 near the MARC Station is well underway. There are 104 homes planned, and developer is also looking to build a 106-room hotel on the site.
Independence Park at Odenton Town Center – It’s hard to see where this project will be unless you happen to drive by the small cleared space along Route 32. But the Halle Companies are planning to build two office buildings comprising 300,000 square feet, and could move forward once the county completes a water line this year. Long term, the company has 3.5 million square feet of development planned there. As part of the project, it will also build an extension of Town Center Boulevard into the heart of Odenton.
Meade Center – Fortis Development has planned a 43,000 square foot development at the site of the former McDonald’s at Annapolis Road and Berger Street. Plans for the project have been approved; the developer is only waiting for a few more signed leases before it can secure financing and begin construction.
Odenton Town Square (TOD Project) – This massive project near the MARC station will feature 30,000 square feet of office space, 50,000 square feet of retail and 900 homes and parking garages. Osprey Development, Reliable Contracting and Bozzuto Group are working with state and county officials on a development plan, and the project recently got a designation making it eligible for special benefits from the state. One sticking point in negotiations has been whether parking at the MARC station will remain free for commuters.
Berger Square – This project on Berger Street, to be developed by USTerra One LLC, will feature 48 condominiums.
Broadstone at Town Center – Another residential project near Berger Street in North Odenton featuring 212,000 square feet of residential space and a clubhouse.
- More than 214 apartments and 10,000 square feet of retail space are planned at the corner of Hale Street and Annapolis Road.
Rieves Deli/Walgreens – The county last year approved plans for the Rieves Deli on Piney Orchard Parkway to be relocated to face Odenton Road, to accommodate a new Walgreens. There has been little progress since, however.
7-Eleven – Construction is now underway for a 7-Eleven store at the site of the old Exxon Station near the roundabout on Route 175.
