No Occupant Yet for Forthcoming Rossville Boulevard Development

A site near Fullerton Plaza shopping center is being prepared for development, but there's no word as to what might spring up there.

Ever since work began on the site, Patch readers have been speculating as to what will occupy the empty space between a former VEIP Inspection Station on Rossville Boulevard and the intersection with Fitch Avenue: a strip mall, senior housing, single-family homes and even a charity are some of the guesses we've heard.

The truth, however, is much less interesting: the site owner, Mike Hale, has employed Potts & Callahan, Inc., an excavation company, to prepare the site for future development, according to Dean Hoover with Morris & Ritchie Associates, the site engineer.

"It's interesting, you know, how you can drive by a site and not even notice it's there—I've driven by that one myself," Hoover said. "Now that there's work going on though, it's generating a lot of interest."

The property owner ordered the lots cleared in order to draw interest to the site for development. Currently, Potts & Callahan is creating sediment and erosion controls mandated by county code on the site, said Glen Nigrin, a spokesman for the company.

"After that, Potts & Callahan will do some work to clear material dumped on the site, and that's probably where it ends for now," Hoover said.

"In today's banking environment, it's best to know that you have some interest before you move forward with development," Hoover said. "When the owner knows what's coming, we'll be sure to let everyone know."
