NAI KLNB BROKERS SALE OF 1801 AND 1803 RESEARCH BOULEVARD IN ROCKVILLE, MD FOR $18.25 MILLION

COLUMBIA, MD (April 10, 2014) – NAI KLNB has brokered the sale of 1801 and 1803 Research Boulevard, a two-building commercial office portfolio totaling nearly 260,000 square feet of space in the Rockville section of Montgomery County, Maryland to RFII Acquisitions, LLC for $18.25 million.  Christopher B. Kubler, Director, Investment Sales for NAI KLNB in cooperation with C-III Realty Services, LLC, brokered the transaction on behalf of DMARC 2006-CD2 Research Office, LLC.

            1801 and 1803 Research Boulevard are cumulatively 48% leased and feature tenants such as Allied Technologies, Adventist Healthcare and BLH Technologies. Both projects are six-stories with 20,000 square foot floorplates and are surrounded by a free, surface parking lot. The immediate commercial office occupancy in the Rockville area is approximately 85% and more than one million square foot of commercial office space was absorbed in the sub-market in 2013. Three international airports are located approximately 30 miles away from the portfolio.
