Regardless of the type of home you are looking for there are likely other buyers out there looking for exactly the same property.  Timing is essential if you are seeking a home in a popular location, certain school district or with a specific floor plan.  

Once you have narrowed down the house style or neighborhood you want it is best to have an automated search with your Online Search Tool that can immediately contact you once they have a new listing.  You will also want to have a experienced Realtor working for you.   An experienced Realtor has an extensive network of other Realtors who share upcoming listings with one another.  If you can find out about an upcoming listing prior to it hitting the market, you may not have to compete for it or risk losing it while you are waiting for it to pop up on your online search.

A key tip to the Online Search tools – sites like Zillow, Trulia and others typically have a 1-2 day lag on information.  Sites that are owned and operated by Realtors and the local MLS are usually real time.
