Amend State of Md. HOA act to provide elections by owners/members

To: State of Maryland Senator Ben Kramer and State of Maryland Delegate Vaughn Stewart:

Both of you are requested to introduce and sponsor legislation amending the State of Maryland HOA Act, in order to ensure that each condominium owner, cooperative housing and HOA owner/member be provided the right to vote for “umbrella/master”* boards of directors candidates in legislatively mandated annual elections.

*(as an example - the Leisure World Community Corporation, Inc. - a homeowners association - is the “umbrella/master” board of directors consisting of 34 appointed- not elected - representatives from 29 “mutual” housing corporation associations)

As provided within the State of Maryland Condominium Act and the State of Maryland Cooperative Housing Corporation Act, every qualified owner/member is guaranteed the right to cast a vote for a candidate(s) within their individual association. Each individual elected to association boards of directors, is legally required to provide fiduciary responsibility for the expenditure(s) of owner/members requisite fees within their individual housing association corporations. Likewise, the same right to vote for “umbrella/master” board of directors candidates - (individuals who are required to ensure fiduciary responsibility for huge amounts of mandatory community fees collected from each owner/member) -- necessitates adoption of legislative amendments mandating annual “umbrella/master” board of directors elections in which, as citizens of the State of Maryland, every association owner/member being provided the unfettered right to vote.
