Colliers has brokered the sale of Constitution Marina, a 273-slip marina located at 28 Constitution Road in Boston, MA to Go Outdoors, an investment platform focused on acquiring marinas and deluxe RV resorts throughout the U.S. The property sold for an undisclosed price.
Andrew Cantor, Matt Putnam and Dan Grovatt of Colliers, who specialize in leisure property advisory, represented the seller, Bosport Docking, LLC, in the transaction. The buyer was not represented by a broker.
Located in Charlestown along Boston Harbor and the historic Freedom Trail, the marina features approximately 9,000 linear feet of dockage and offers protected transient and seasonal dockage within walking distance of the North End, TD Garden, North Station, downtown Boston, and numerous restaurants and attractions.
"Constitution Marina is an exceptional waterfront asset with a truly irreplaceable location," said Cantor, senior vice president at Colliers. "The strong response from qualified buyers underscores the continued investor demand for well-located marinas and the appeal of assets that combine strong boating fundamentals with access to major population centers and destinations."
Constitution Marina has been owned and operated by the same family for more than 60 years. The owners decided it was time to retire and wanted to ensure that it would be in good hands going forward. The Colliers team conducted a competitive call-for-offers process that generated 10 offers from qualified buyers. A key consideration in the transaction was selecting a buyer that would be approved by MassPort, which has a long-term ground lease with the marina.
"The right buyer needed to demonstrate sufficient marina operating experience and financial strength to support approval for the assumption of the lease," said Putnam. "Given the property's long history with its ownership family, the seller also placed significant importance on finding a buyer that would be a responsible steward of the marina and its legacy."
Go Outdoors, along with its partner, Monarch Alternative Capital LP, owns 16 marinas and four RV Resort Parks across the U.S. and is actively targeting new opportunities. The acquisition of Constitution Marina expands Go Outdoors' geographic footprint beyond its historical focus on lake marinas in the Southeast United States.
Constitution Marina is ranked among the top-rated marinas in the country by Marinas.com and is consistently recognized for exceptional guest experiences, protected dockage, location, cleanliness and marina hospitality. Amenities include floating docks, wireless internet, security, laundry and ice facilities, restrooms and showers, a swimming pool, barbecue grills and nearby lodging and dining options.
