As MA Homes Grew Pricier Last Month, Framingham Sales Followed Slightly Different Path

The Massachusetts Association of Realtors has just released its latest report on home sales across the state.

FRAMINGHAM, MA — Real estate data published Wednesday shows homes for sale in Massachusetts grew pricier and harder to find last month – though Framingham's market followed a slightly different trend.

Statewide, the median sales price of single-family properties was $695,000 in April, a 5.3 percent increase since April 2025, according to the Massachusetts Association of Realtors.

The inventory of homes for sale fell 4.5 percent, year-over-year. But for buyers, there was an encouraging sign: The number of new sale listings grew 8.8 percent.

In Framingham, the median price for April sales increased 2.3 percent to $767,000. New listings were up 7.2 percent. But at the same time, the overall inventory soared 30.4 percent.

Month-to-month comparisons like this in a single community can suggest extreme changes simply because of the small sample sizes involved. Still, the local ups and downs shed light on the larger market.

The median sales price is the level at which half of the homes sold for more and half for less.

MetroWest numbers

Across the MetroWest region, year-over-year comparisons varied. Here’s a sampling of the April median sales prices and how they changed from a year ago.

“After continued inventory challenges throughout Massachusetts, we are finally starting to see an influx of new listings,” MAR President Kristen Keegan said in a statement. “The market is beginning to stabilize as more sellers are preparing to list their homes.”
