Back at a Successful 2013



Firm Saw a 30% Increase in Completed
Projects/New Leases Compared to 2012

Quincy, MA (February 11, 2014) – FoxRock Properties, a
firm that acquires, develops and manages commercial property in Massachusetts, finished
2013 with eight new tenant leases, eight renewed leases, one new acquisition
and completed three large construction projects. The firm’s extensive work this
past year on commercial properties continues to solidify their place as a leading
developmental and managerial company in the New England area.

With eight new tenant leases signed in
2013 totaling over 96,000 square feet, FoxRock Properties continued its commitment
to providing sustainable, high-value solutions for tenants and properties of
all asset types.



In December construction began in
Norwell on the 32,281 square foot Battelle Memorial Institute facility. The
turnkey build out will provide a state of the art space with room to grow and
is expected to be completed in mid-2014. 
The firm also completed turnkey build outs at three other locations in
Massachusetts including the 1,505 square foot Nielsen Eye Center, Inc. in
Norwell; the 7,607 square foot South Shore YMCA in Norwell; and the 4,296
square foot Diesel Direct, Inc. office in Randolph. FoxRock Properties also managed
the $300,000 renovation at 90 Libbey Parkway for Granite Medical Group. The
company signed a 10 year lease at the 13,444 square foot space that allows for
two medical specialties to be housed within the same office. Energy Services
Group and Clough, Harbour & Associates (CHA) both signed new leases in
Norwell. Energy Services Group signed a seven year lease in a 28,625 square
foot space and CHA signed a four year lease in a 7,675 square foot space.

and redevelopment opportunities throughout the Greater Boston area.”





Eight tenants renewed their leases with
FoxRock Properties in 2013. The renewed leases total over 100,000 square feet.
Notable clients include Aramark Uniform & Career Apparel, LLC who resigned
a five year lease at a 41,010 square foot property in Norwell. The office is
currently being renovated and is expected to be completed in March. Citra Labs,
LLC renewed their lease in Braintree for five years. The 33,518 square foot
office on Messina Drive will receive upgraded electrical services.



 



In April, FoxRock Properties acquired a
96,378 square foot professional office building in Weymouth. The firm will
re-position the space to serve as medical/professional offices with
approximately 55,000 square feet readily available for tenants.  This past September marked the opening of the
new 86,000 square foot South Shore Educational Collaborative school; a former 60,000
square foot industrial manufacturing building that FoxRock Properties transformed
to meet the needs of staff and students. FoxRock Properties worked with Campanelli
Construction to complete the 85,000 square foot South Shore Medical Center in
Norwell. After acquiring the 25-acre former WearGuard headquarters in 2010 for $12,500,000,
this past year FoxRock Properties re-purposed the 276,000 square foot factory
into a professional medical and office space facility. The building underwent
an interior and exterior renovation which included a 178,000 square foot shell
re-development.



 



Outside of the office, FoxRock
Properties team members actively participated in giving back to the community.
In spring 2013, the team travelled to the Granite House in Quincy where they
spent the day painting and repairing interior rooms for the adolescent long
term treatment program.
