The big corporate realtor vs. the small guy.

I was having a conversation last week with potential new clients who originally decided to hire a "corporate" realtor to sell their home because they thought BIGGER WOULD BE BETTER.

After all “corporate” firms would have state-of-the-art computers, technology and marketing, which would give them an advantage. What they did not get was an agent who answered their phone calls when they had a question or wanted an update, an agent who never showed up during any of the three showings at their house and agent who was not attentive to their needs.

The funny thing is that people believe you get more with a big, nationally-known company when, in fact, you oftentimes get the opposite. Because of the large volume that these big corporations do, they sell a home like a factory. They use one model many times regardless of the client or the home.

By contrast, with “small,” local real estate companies, their level of personal service oftentimes includes being present for each step of that buying and selling process. At a small company, you will receive  the “old-fashioned” customer service, the person that answers the phone, the one who will go through each property with you and is of the belief that each house has somebody out there who will love it and call it home.

By doing your research, you will still find some realtors who practice customer service while utilizing new technologies to assist them with a client. This style is where you market, you advertise and where you think outside the box to reach new potential buyers. Technology cannot replace actually being in the house to answer buyer's questions or knowing the special features of the home that no one would know about on an unaccompanied  showing.
