A Snap Shot of Holliston Real Estate
Courtesy of our real estate columnist Doug Schmidt, here is a look at what has happened in Holliston real estate over the last six months.

I was just going through the real estate numbers for Holliston to see what is on the market. As I was doing this, I thought I would share with everyone what has sold in the last six months as compared to what sold during the same period in 2010.
As you can see by these numbers, it took longer to sell a home in 2011, but there were more homes sold. Even though the asking price was higher in 2011, the actual selling price for 2011 was lower by 1 percent.
As we head into the shorter, but just as busy, fall home/buying selling season, now is a great time to get started preparing your home for selling. The best and fastest way to selling your home is by de-cluttering. Remove excess stuff and put it on Free-Cycle.org or have a yard sale. Painting is an inexpensive way of brightening your home. Create curb appeal by planting flowers and weeding your yard.

Also, know that kitchens and bathrooms sell homes, so make sure that yours are in great shape. An inexpensive way of updating your kitchen is by painting the cabinets and changing the hardware.
If you are a buyer who has nothing to sell, you are automatically in a great position. You could strengthen that by reviewing your credit report. By doing this, you can increase your credit score, which will help you get a lower interest rate on your mortgage.
