Marlborough Housing Market Sees Fewer Sales, Rising Inventory In March

The city recorded 8 closed home sales in March, an over 38 percent decrease compared to the same period last year.

MARLBOROUGH, MA — Marlborough’s housing market slowed in March as closed sales declined sharply, even as inventory rose significantly, according to new data released by the Massachusetts Association of Realtors.

The city recorded 8 closed home sales in March, a 38.5 percent decrease compared to the same period last year. Despite the drop in sales activity, the median sales price held steady at $655,000, showing no year-over-year change.

Housing supply, however, continued to increase. Marlborough saw 25 homes for sale, a 31.6 percent increase from March 2025, giving buyers more options heading into the spring market.

The local data reflects broader statewide trends reported by the Massachusetts Association of Realtors, which showed a mixed housing picture across the Bay State. While prices for single-family homes continued to rise, closed sales generally declined and new listings increased for the first time since late 2025, signaling a potential shift as the spring market ramps up.

“This increase in new listings comes at the start of the spring market, and points to a surge in activity in the months ahead,” said Kristen Keegan, 2026 president of the Massachusetts Association of Realtors. “While closed sales continue to decline, warmer weather and more homes hitting the market are key signals that we will see renewed interest following a harsh winter across Massachusetts.”

Keegan added that March typically marks the beginning of increased buyer and seller activity, noting that rising inventory could help support a rebound in closed sales in the coming months.
