Marlborough Home Prices Jumped In July, New Data Shows

MARLBOROUGH, MA — Marlborough home prices climbed sharply in July even as sales activity slowed.

The city recorded 16 closed home sales, down 46.7 percent from July 2025, while the median sales price rose 38.2 percent to $856,350. The number of homes for sale fell 11.6 percent to 38, according to new data released by the Massachusetts Association of REALTORS.

The figures marked a shift from the city's housing report for June, when Marlborough recorded 26 closed sales, unchanged from the previous year. June’s median price fell 11 percent to $630,000 while inventory dropped 38 percent to 31 homes.

Compared with June, Marlborough had 10 fewer sales in July while the median price increased by $226,350 and inventory grew by seven homes.

Statewide, single-family home sales rose 8.2 percent in July compared with July 2025 while the median price increased 2.9 percent to $715,000, according to the MAR. New single-family listings increased 9.4 percent during the same period.

Kristen Keegan, the association’s 2026 president, said the market continued to favor sellers despite increases in sales and new listings.

“Well-priced homes are moving quickly, so buyers should be prepared to act when the right opportunity arises,” she said.
