Marlborough Home Sales Rose In August As Prices And Inventory Fell
New data shows that sales increased in the city in August, even as prices and available inventory declined.
MARLBOROUGH, MA — Home sales increased in Marlborough in August even as prices and available inventory declined.
The city recorded 19 closed sales, up 5.6 percent from August 2025, according to new data released Tuesday from the Massachusetts Association of Realtors. The median sales price fell 5.5 percent year over year to $585,000 while the number of homes for sale dropped 19 percent to 34.
Marlborough’s sales increase came as statewide closed single-family home sales remained nearly flat. Massachusetts recorded 4,052 single-family home sales in August, down 0.2 percent from the same month last year, according to the MAR.

The statewide median price for a single-family home rose 2.2 percent to $695,000. Condominium sales declined 6.1 percent while the median condominium price increased 3.7 percent to $565,000, according to the association.
Statewide new listings increased by more than 17 percent for both single-family homes and condominiums.

“The continued increase in new listings is encouraging and gives buyers more options,” said Kristen Keegan, MAR's 2026 president. “The market activity we’re seeing shows that buyers remain engaged and ready to act when the right home comes on the market at the right price. As we head into the fall market, I expect increased inventory and returning buyers to continue driving strong activity and more pending sales.”
