Today I sold 4 Lantern Lane. It wasn't on the market long and went very close to the asking price. It was actively for sale and then under agreement.
It's difficult for buyers right now because some agents and sellers are accepting offers on their homes, but putting a "flag" next to the Active which indicates they will accept back up offers. MLS is doing away with this action in the next two months. If a seller has a signed offer, they should not see another offer because it can influence them if and when there are further negotiations.
Today, April 2nd, 36% of the "Active" listings in Natick are flagged. There are fewer homes for sale with fewer days on market than there were a year ago. It's a very good thing. Even if you’re looking to buy, you’re looking at a great town with lots to offer. If you're thinking of selling, you know the answer.
