Housing Lottery Now Open For Newton Affordable Apartment Complex

The lottery is being administered by SEB Housing on behalf of Garden Communities.

NEWTON, MA — More than 70 affordable apartments at Newton's newest residential development are now available through a public lottery.

Applications are now being accepted for 73 income-restricted apartments at Newton Crossing, a new 292-unit rental community at 1155, 1165 and 1175 Washington St. in West Newton. The lottery is being administered by SEB Housing on behalf of Garden Communities, with applications due by 2 p.m. on Tuesday, Aug. 11. The first apartments are expected to be available for occupancy beginning in September.

Newton Crossing was approved by the city's Zoning Board of Appeals in 2021 under the state's Chapter 40B affordable housing law, which encourages the development of income-restricted housing. The project was originally proposed by Mark Development before being taken over by Garden Communities, a New Jersey-based multifamily housing developer.

According to SEB Housing, 63 apartments are reserved for households earning no more than 80 percent of the Area Median Income, while the remaining 10 apartments are reserved for households earning no more than 50 percent of the Area Median Income. The affordable units include studios, one-, two- and three-bedroom apartments. Monthly rents range from $1,348 for a studio at the 50 percent AMI level to $2,959 for a three-bedroom apartment at the 80 percent AMI level.

The city will host a virtual information session about the lottery at 6 p.m. on Wednesday, July 15. The session will provide an overview of the application process, eligibility requirements and the affordable units available at the development.

Newton Crossing is located near the West Newton commuter rail station, Washington Street businesses and the Massachusetts Turnpike. According to SEB Housing, the development includes a fitness center, clubhouse, business center, private workstations, movie theater, golf simulator, dog park, landscaped courtyard, concierge service and other resident amenities.
