Sudbury Housing Market Update - Strong Q1 Sales!
Good news for the Sudbury real estate market - check out the latest report from local broker Marilyn Messenger.
Single-family homes: The single-family housing market in Sudbury made a strong comeback in the first quarter of 2013. The number of homes sold and the median price of $700,000 was back to peak, while the number of new listings that came on the market was historically low. Currently (4/22) there are 99 single-family homes for sale in Sudbury, compared with 151 last year at this time and 25 of the current listings already have accepted offers. Home prices in Sudbury range from $269,900 to $3,495,000.
Price It Right: Homes sellers who price their houses correctly are getting offers (multiple offers in some cases) quickly; while those who were overly optomistic and went on the market too high are taking longer and we are seeing price reductions every day.
Be Prepared and Be Careful: People who are serious about buying are acting quickly, especially those who may have missed out on a home they wanted. Being prepared is more important than ever, however, it is still important to think things through and not to make costly mistakes like waiving the home inspection or offering more than you can comfortably afford.
As the spring season comes into bloom, there will be more houses coming on the market. Stay positive, learn from your experiences and have an experienced and knowledgeable buyer agent/broker on your side.
Condominiums (townhouses and garden-apartment style): There were 4 closed sales of condominiums in Sudbury during the first-quarter. All were new townhouses - 2 at Landham Crossing and 2 at Mahoney Farms.
The number of condos for sale in Sudbury is up from last year as there are more new townhouses being built. There are also a few resales available at Springhouse Pond, Northwoods, and Boston Post Road. Current list prices for condominiums in Sudbury range from $230,000 for a 1 bedroom, 2 bath garden-apartment in a mid-rise building at Northwoods, to $825,000 for new construction at Landham Crossing.

Re new construction: buyers, you can have your own buyer agent represent you when you're buying new construction, however, your buyer agent must accompany you to the first showing. Even if have a quick chat with an on-site agent, you will lose your opportunity to have a broker on your side and giving up representation may cost you.
