
Sales of single-family homes in Waltham were down last month as compared to the same month last year.
Sales of single-family homes increased statewide, however, according to newly-released data from The Warren Group.
Overall, home sales last month decreased by 21.74 percent, with 18 homes sold, down from 23, according to the data.

"Four months of increasing sales volume is a good sign for the real estate market and an indication of improving consumer confidence," Warren Group CEO Timothy M. Warren Jr. said in a statement. "However, there is no getting around the fact that the market is still slow and sales will be lower in 2011 than either of the previous years."
The city has also seen a dip in total single-family home sales to date of 13.69 percent. In total, 208 Waltham homes have been sold so far this year, down from 241 at the same time last year, according to the data.

The median home sale price also dropped last month in Waltham by 19.30 percent as compared to October 2010. Overall, the median home sale price is now $328,500, down from $407,500 in October 2010, according to the data.
Median sale prices statewide dropped by 7 percent last month to $270,000 from $289,900 as compared to the same time last year. To date, prices have dropped by 1.7 percent to $298,000.
Also, the median home sale price to date has dropped by 6.57 percent to $364,375, down from $390,000, according to the data.
Also, sales of condominiums dropped last month by 45.45 percent, from 11 to 6, compared to the same time last year. To date, there has also been a 22.58 percent in total condo sales, from 186 to 144. Statewide, condo sales dropped by 12.1 percent last month, compared to October 2010. To date, there has been a 20 percent drop in condo sales.
Also, the median sale price for condos increased last month by 3.85 percent to $310,500 from $299,000. compared to October 2010. Overall, however, median sales prices have dropped by 5.7 percent to date.
