WAYLAND, MA — Wayland home prices rose sharply in June even as the number of closed sales dropped from a year earlier.
The town recorded 15 closed sales in June, down 11.8 percent year over year, while the median sales price rose 36.4 percent to $1.46 million. Wayland also had 25 homes for sale, up 25 percent from the same period last year.
The local figures came as the Massachusetts Association of REALTORS reported a broader increase in closed sales and new listings statewide in June.
Across Massachusetts, single-family closed sales rose 7 percent year over year in June, while the statewide median single-family sale price fell 1.4 percent to $715,000, according to the Massachusetts Association of REALTORS.
Condo sales also rose statewide, increasing 9.1 percent from June 2025. The median condo sale price increased 1.7 percent to $590,000, according to the association.
The Massachusetts Association of REALTORS said new listings increased 10.7 percent for single-family homes and 13.9 percent for condos compared with June 2025.
