Wayland Median Home Price Fell To $1.27M In July

WAYLAND, MA — Wayland recorded more home sales in July despite a decline in prices.
The town had 18 closed sales, up 5.9 percent from July 2025, while the median sales price fell 9.3 percent to $1.265 million. Wayland had 24 homes for sale, down 4 percent year over year, according to July housing data from the Massachusetts Association of Realtors.
The figures mark a shift from June, when Wayland recorded 15 closed sales and a median price of $1.46 million. The town had 25 homes for sale that month.

Statewide, single-family closed sales increased 8.2 percent from July 2025 to 4,899, according to the Massachusetts Association of REALTORS. The statewide median single-family sale price rose 2.9 percent to $715,000.
New single-family listings increased 9.4 percent statewide. Condo sales rose 13.8 percent while the median condo sale price fell 1.4 percent to $565,000, according to the association.
