WESTBOROUGH, MA — Westborough's housing market slowed sharply in September, with fewer sales and a lower median price than a year earlier.
Only six homes closed during the month, down 68.4 percent from September 2025, according to housing data from the Massachusetts Association of REALTORS. The median sales price fell 2 percent to $818,000 while the number of homes for sale declined 10.3 percent to 26.
The results marked a shift from August, when Westborough's median sales price climbed 22.4 percent year over year to $860,000. Thirteen homes closed that month, up 8.3 percent, while inventory fell 7.7 percent to 24 homes.
Westborough also moved against the statewide single-family home trend in September. Across Massachusetts, closed sales increased 4.8 percent year over year to 3,714 while the median price rose 2.4 percent to $670,000.
The condominium market slowed statewide, with sales falling 6.4 percent to 1,388. The median condominium price remained unchanged at $525,000.
"This month's housing data points to a market moving in two directions," said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. "For buyers and sellers alike, local market conditions, pricing strategy and property type will continue to play a critical role in navigating the months ahead."
