Future Of Westborough Regal Cinemas Site: Select Board To Make Pick
Westborough has received three proposals for the redevelopment of the Route 9 site, including a residential development.
WESTBOROUGH, MA — The Westborough Select Board Wednesday may decide what to do with the shuttered Regal Cinemas site along Route 9.
The Select Board is set to pick one of three proposals for the site pitched at a previous meeting. The town in the spring issued a request for proposals from developers with ideas for the site.
The former theater, which closed in 2017, sits on 29 acres on the north side of Route 9 near the Route 135 interchange. The town took possession of the property in January after a tax foreclosure.

These are the three proposals submitted by local developers in September:
- Ferris Development, Southborough — A "beehive" project for people working in the building trades that would turn the cinema into a business center with self-storage units, offices, conference rooms and common spaces.
- LAX Media MA, Walpole — A new movie theater as part of the Apple Cinemas chain, which includes movie theaters in Cambridge, Merrimack, NH, and Warwick, Rhode Island. The proposal includes a complete renovation of the building and the addition of amenities like a bar.
- Pulte Homes of New England, Westborough — A residential redevelopment of the property into just over 100 condominiums.
The Nov. 2 Select Board meeting begins at 6 p.m. at the Forbes Municipal Building.
