Westborough Home Sales, Prices And Inventory Fell In July

The town's housing market recorded fewer sales, lower prices and reduced inventory in July compared with a year earlier.

WESTBOROUGH, MA — Westborough’s housing market recorded fewer sales, lower prices and reduced inventory in July compared with a year earlier.

The town had 13 closed home sales in July 2026, down 18.8 percent from July 2025, according to new data released by the Massachusetts Association of REALTORS. The median sales price fell 11.6 percent to $835,000 while the number of homes for sale declined 18.2 percent to 27.

The local declines contrasted with statewide single-family home figures. Massachusetts recorded 4,899 closed sales in July, an 8.2 percent year-over-year increase, while the median sales price rose 2.9 percent to $715,000.

Statewide single-family home listings increased 9.4 percent compared with July 2025, marking the fourth consecutive month of year-over-year growth, according to the association.
