While many sellers wish to wait until the spring market to list or re-list their home, there are several reasons while an early start can be advantageous.

The first reason is less competition. Although generally a green lawn is more appealling to a buyer, a home that is listed early faces few other homes for buyers looking through the market.

New buyers as well as buyers left over from the fall, are looking for something while interest rates are still low.

Another reason is that January and February are historically the months that people change jobs, especially higher end relocation folks.

Sellers must be on the market to capture this urgent and well financed buyer pool.

Lastly, those who list at this time of the year send the impression that since they don't want to wait for the spring that they're serious about selling, putting them at the top of the list for buyers looking to move quickly into a new home.
