You will never have a second chance to make a first impression, and the yard is the first thing that a buyer will see. Many people selling their homes neglect caring for the exterior, focusing instead on staging the inside of the house. Do not make the same mistake.
YARD CARE
It is the right time to get to work on the lawn. In short, the yard should be as flat and green as possible. Holes should be filled in and the lawn should look well cared for. Buyers love to see and smell a freshly mowed lawn, perhaps because the smell of fresh cut grass encourages someone to want a home to live in and a yard to care for. Be sure not to overdo it and mow the lawn to short though. This can lead to discoloration and yellowing of the lawn. Fresh mulch in the gardens is always a nice touch, as are newly planted flowers. If possible, add a little herb garden, maybe even adding some tomatoes. Fresh plantings really give the house a nice feel.
HOME EXTERIOR
The home does not need to be entirely repainted, but having a painter touch up spots in need should be done. This includes shutters, sheds, and fences as well. Bare spots on the walls can really turn potential buyers away, as can other obvious damage to the exterior. Be sure to repair cracks or gaps in vinyl siding as well. Ensure that screens and windows are properly maintained. One other suggestion is to pay special attention to the front door. Add a fresh coat of paint or even replace the door to make it as inviting as possible. Buyers have been known to refuse to enter a house based on how it looks on the outside.

People naturally want to care for their yards at this time of year. It is important that home buyers see the potential in the exterior of the home during the Spring so that they can envision themselves maintaining the yard too.
