Worcester Home Sales Climb As Inventory Falls In July

Worcester's single-family housing market recorded more sales and higher prices in July.

WORCESTER, MA — Worcester's single-family housing market recorded more sales and higher prices in July despite a drop in available homes.

The city had 105 closed sales in July, up 26.5 percent from a year earlier, according to July housing data from the Massachusetts Association of Realtors. The median sales price increased 4.4 percent to $470,000 while inventory fell 7.1 percent to 145 homes.

Worcester's increase in sales outpaced the statewide trend. Across Massachusetts, 4,899 single-family homes sold in July, an 8.2 percent increase from July 2025.

The statewide median sales price rose 2.9 percent to $715,000. New single-family listings increased 9.4 percent statewide, marking the fourth consecutive month of year-over-year growth, according to the association.

Despite the increase in new listings, the association said low inventory continued to favor sellers, with properly priced homes moving quickly.
