WORCESTER, MA — Worcester's single-family housing market posted modest year-over-year gains in sales, prices and inventory in September.
The city recorded 66 closed sales in September, up 1.5 percent from a year earlier, according to housing data from the Massachusetts Association of Realtors. The median sales price increased 0.7 percent to $453,000 while the number of homes for sale rose 0.5 percent to 195.
Despite the annual gains, sales and prices declined from August. Worcester recorded 73 sales that month and the median price was $471,000. Inventory stood at 144 homes.
Statewide, 3,714 single-family homes sold in September, up 4.8 percent from a year earlier, according to the association. The statewide median sales price increased 2.4 percent to $670,000.
The condominium market moved in a different direction across Massachusetts. Condo sales fell 6.4 percent year over year while the median price remained unchanged at $525,000.
"This month's housing data points to a market moving in two directions," said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. "For buyers and sellers alike, local market conditions, pricing strategy and property type will continue to play a critical role in navigating the months ahead."
