WORCESTER, MA — The owner of a 1900s warehouse near Polar Park wants to turn the building into multifamily housing, according to plans filed recently with the Worcester Conservation Commission.

The building at 90 Lamartine St. was most recently used as a self-storage warehouse. But plans filed by New York-based Worcester Bedworks LLC would turn the warehouse into a 38-unit multifamily building. The development would also include a new parking lot next door at 84 Lamartine St.

The project will first need approval from the Conservation Commission because the building is located in a flood zone. A previous proposal submitted to the city included another parking lot at 91 Lamartine St., but updated plans call for that lot to be covered in grass to reduce the amount of impervious surfaces in the immediate area.

If approved, the 38-unit building would be about one block from Polar Park along the newly built Green Island Boulevard.

The Lamartine Street building is at least the second new residential project proposed for the former industrial area southwest of the ballpark. A Boston-area developer wants to add 21 units inside the former Bridge community center building at 300 Southbridge St.
