Marsh Construction announces new Royal Oak shopping center featuring Kroger Marketplace
Local family-owned company to develop 16-acre property at Twelve Mile and Stephenson Road.

Royal Oak-based T.H. Marsh Construction Co. (Marsh), a family-owned specialized construction and development company providing general contracting, construction management and advisory services, has expanded their growing portfolio in Royal Oak by adding a new 16-acre property located at Twelve Mile and Stephenson Road. Marsh President and CEO Ryan Marsh made the announcement.
Primed to meet a growing demand for quality merchandise and grocery in the Royal Oak area, the development will feature a 125,000 square foot state-of-the-art Kroger Marketplace store, along with two outlot opportunities that will accommodate approximately 12,600 square feet of retail space. The project will transform the vacant St. Dennis Catholic Church property at 2200 East Twelve Mile and land from the OUR Credit Union at nearby 2100 Bellaire Avenue.
“Our entire team at Marsh is thrilled to participate in this project. We are a Royal Oak company investing in Royal Oak,” Marsh said. “This deal was particularly special because we are working within our own community on a property that used to be an active, beloved church and school. As such, it was important to us to work closely with the Archdiocese, the City of Royal Oak and Kroger to ensure that this property becomes a thriving and functional part of the Royal Oak community once again.”

This will be the state’s second Kroger Marketplace, which includes expanded retail and product offerings including men’s, women’s and children’s apparel, toys, home essentials, and shoes from prominent brands, along with an in-store Starbucks and a Kroger Fuel Center. Marsh will target a quality mix of merchandisers for the two outlots that will correspond to area shopper’s needs.
“We believe that our investment in a new Kroger Marketplace at 12 Mile and Stephenson will drive a fresh chapter of development in the area,” said Chris Rodgers, real estate manager for Kroger. “Our high quality offerings will address a growing need in the area, and provide shoppers with a convenient and easily accessible location to purchase any number of items from fresh groceries to everyday household items. We look forward to becoming a valued addition to the area.”
