These issues can include a leaking roof, missing or broken shingles, shingles that curl or buckle, or sunlight peeking in through the roof boards. A homeowner may also notice that their roof appears to be worn down or spot moss growing in patches on top of their home.

According to a 2015 U.S. News and World Report article, a new roof can last anywhere from 20 to more than 50 years, depending on the type and weather condition in a given region. An asphalt roof is the most likely to need repairs or replacement after 15-20 years, while a slate or copper roof can go the distance for several decades. With that said, severe weather conditions can significantly reduce the life span of even the toughest roof.

The truth is that damage to a roof is not always noticeable to the average eye. There may be damage following a large storm or particularly harsh winter that has left your roof vulnerable to leaks and cracks. It is recommended that a licensed, professional roofer inspect once per year or every other year. They can look for structural, drainage, or insulation trouble spots and recommend the best course of action.
