No open house - West Bloomfield real estate

Why you should not do an open house when selling your West Bloomfield home. Home selling tips and what to do when selling your home.

What are you crazy.....do not do a open house when selling your West Bloomfield home.  You are probably that I am just a lazy realtor that does not want to work on Sundays.  A realtor that is too lazy to go the extra mile to sell your West Bloomfield home.  Well do you know all the facts about open house?

In the past few years open houses do not even attract many people to come into the house.  With todays internet buyers can view 20 -50 pictures of homes,  and even video tours.  They prospective buyers can use Google street view, and satellite views to see what the house is like and the surrounding area is like.  Todays West Bloomfield home buyers rule out homes based on what they see on line without ever even driving buy the home.  Why go to an open house? 

Years ago the buyers had no way of seeing so many pictures of your home while sitting in their living room.  It was too costly to put that in Sundays paper.  So buyers twenty years ago drove around neighborhoods and went to open houses.  Sometimes todays open houses are a complete waste of time for the realtor because only one or two people show up.  I have had buyers come into homes and tell me they knew the house was too big.  They were downsizing and just had nothing to do.  That was my only looker for the day.

The reason most real estate agents do open houses is to get buyer leads.  They really are not there to sell your house, but there to get a solid buyer.  Unless the home is a lake home or a home on a busy road most likely you are not going to get many lookers.  Did you know that the statistics on selling your West Bloomfield home through an open house is less than 1%.

So why am I even more adamant about not doing an open house right now in Oakland County?  In August and September there have been two thieves that have been working Oakland County open houses.  They are stealing small items like IPADS, jewelry, and other small valuables. So why would you want to open your West Bloomfield home to a possible robbery?

Do not hold an open house right now!  Here are some more Metro Detroit home selling tips.   I will even be a devils advocate and tell you the benefits of holding an open house in my sellers tips.  It is just not smart to do it right now with the robberies going on.  My goal is to educate you more so you know what may happen in the selling process.  Remember our goal is to get top dollar for your home.  A home owner that takes the time to prepare their home to sell and stage their home will get more money.
