INDUS, MN — A recently closed Pre-K-through-12 country school campus in far northern Minnesota is on the market for $1.7 million, and the listing comes with an amenity most buyers never see: a 28,000-square-foot ice hockey and equestrian arena, Zamboni included.
The property at 8560 State Highway 11 SE sits in the tiny community of Indus, just east of Birchdale in Koochiching County, along the Rainy River near the Minnesota-Ontario border. It was listed June 11 through Move It Real Estate Group.
The South Koochiching-Rainy River School District closed Indus School in July 2023, citing declining enrollment, repeated budget deficits, and significant maintenance needs.

A community group challenged the closure in court, but the Minnesota Court of Appeals upheld the decision in August 2024.

Inside, nearly everything from its school days remains: microscopes, pottery wheels, band equipment and a full metalworking and building trades shop.
There is also a 2,000-square-foot library, a gymnasium with exercise equipment and a full weight room, locker rooms and a cafeteria with a stage for performing arts.
The facility has fiber optic internet, a new roof installed in 2022 and its own self-contained water system, an 18,000-gallon storage tank and on-site water treatment plant.
Six separate utility hookup stations remain where teachers once parked their trailers.
The arena, at nearly half the size of a full city block, can accommodate both hockey and equestrian use.
Koochiching County, one of Minnesota's largest and most remote counties, sits between Rainy Lake and Lake of the Woods, two of the state's biggest bodies of water, noted for walleye fishing.
The region also offers deer, bear and grouse hunting along with extensive snowmobile and ATV trail networks.
