The Internet has exaggerated the importance of curb appeal and has actually created a new Online Appeal standard for your home. What can you do if your home doesn’t have fabulous curb appeal?
- Make Reasonable Changes to improve the curb appeal.
—Exterior painting
—Add or replace shutters
—Change the trim color
—Install a new overhead garage door
—Add fresh landscaping and mulch
—Replace worn outdoor lighting and address numbers
—Trim shrubs and trees and improve grass condition - Adjust the Photographic Presentation of your home online.
—Try photographing the home from various angles.
—Showing just specific portions of the home such as a covered front porch.
—Increase the depth of field of the photograph.
—Try a side angle photo or even the back of the home. - Compensate with Marketing Materials highlighting the interior and extra features of the home.
—Using interior photos as the main image.
—Take extra care to stage interior rooms properly for maximum impact.
—Play up the backyard and outdoor living areas.
—Acknowledge the situation with a few simple phrases.
—Evaluate the driving directions to the home, making sure it’s the most attractive approach.
It’s easy to think a potential buyer should be able to ‘Look beyond the Curb Appeal’—after all, the house has so many good features. That is very logical thinking, that is ‘Seller Perspective’, but most buyers do not share that pragmatic attitude when shopping for home in Lakeville or Prior Lake. I believe wholeheartedly in the adage, “Sellers sell on logic, Buyers buy on emotion!”
